Operational efficiency and environmental impact

BWP’s sustainability approach during the year remained focused on practical, portfolio‑led initiatives that support operational efficiency and reduce energy‑related emissions where commercially and operationally feasible, supporting the long‑term resilience of the portfolio in the transition to a low‑carbon economy.
This included:
  • Procuring renewable energy at 16 of the 19 properties where BWP has operational control. For the remaining three properties, renewable electricity procurement is not possible due to local supply constraints, or there is no ability to recover associated costs from tenants;
  • Replacing four further air conditioning units to phase out ozone‑depleting refrigerant models and improve efficiency (31 air conditioning units have been replaced since 2022); 
  • Supporting additional solar power generation installations across the portfolio (69 per cent of all sites owned at 30 June 2026 have solar installations (FY25: 61 per cent)); and
  • Increasing the proportion of properties with water tanks to enable recycling of roof‑collected rainwater (90 per cent of all sites have rainwater recycling roof‑collection installations).

Greenhouse gas emissions management

During the 2026 financial year, BWP:
  • Achieved a 19.6 per cent reduction in gross CO2e emissions (2026: 119 tonnes CO2e; 2025: 148 tonnes CO2e). These emissions relate to 19 properties which fall within BWPs operational control boundary (compared with 16 properties at 30 June 2025);
  • Surrendered 149 ACCUs to offset the 119 tonnes of CO2e, leading to a net Scope 2 market-based emissions position of zero;
  • Assisted tenants (excluding Bunnings Warehouses) in reducing their emissions by approximately 1,645 tonnes of CO2e through solar installations; and
  • Continued to iterate and mature its approach to Scope 3 data collection

1 The decrease from the prior year is contributed to by properties acquired as part of the NPR off-market takeover where the presence of water tanks had not been confirmed and were therefore not reported in the prior period, and due to major roof repairs taking several tanks offline.
